La Mer Dragos: what buyers should know before they view
Where the La Mer Dragos towers are, what the project offers, the flat we have there, and five questions to ask before you buy one.
La Mer Dragos is one of the names buyers search for most often in this part of Istanbul, usually followed by “satılık” (for sale), “kiralık” (for rent) or “fiyat” (price). Here is what is publicly known about the project, what we have on offer there, and the questions we would ask before buying a flat in it.
Where La Mer Dragos is
The project stands in Cevizli, on the Maltepe side of Dragos, between the coast and the E-5 (D-100) highway. Property portals that list it place it close to Cevizli station on Marmaray, whose trains continue under the Bosphorus into Europe. The M4 metro and the highway are a short way up the slope.
What the La Mer Dragos project offers
Published project descriptions agree on the outline:
- Two residential towers with several hundred flats between them.
- Layouts from studios (1+0) up to two-bedroom flats with a living room (2+1).
- Shared facilities including a swimming pool, a fitness centre, children’s play areas and landscaped gardens, plus shops at ground level.
- Sea views over the Marmara and the Princes’ Islands from many units, mainly on the higher floors.
Those are the project’s own selling points. For any single flat, the details that change its value are the floor, the direction it faces and the state of its deed.
Our La Mer Dragos listing
We currently have one flat in La Mer Dragos: 81 m² at $257,000, which works out at about $3,170 per square metre, with its title deed already issued. In this project the sea views come with height, and we confirm the view from this particular unit with photos and video taken from the flat. Room layout, floor and site fee are on request until we publish them.
Five questions to ask before buying in La Mer Dragos
- How high is the unit, and which way does it face? In a tower, a few floors can decide whether the islands fill the window or disappear behind the next building.
- Is the deed issued? A unit with its tapu in place can be transferred once your documents are ready. Anything still in the developer’s name needs more checks.
- What is the aidat, and what does it pay for? Pools, gyms and security cost money every month. Get the current figure in writing and ask whether major works are planned.
- Gross or net? Advertised sizes in projects are often gross. Ask for the net usable area to compare fairly with flats elsewhere in Dragos.
- Buy to live or to let? Studios and one-bedroom units suit a different tenant from a 2+1 family flat. Decide which you need before you shortlist.
La Mer Dragos and citizenship
A frequent question from buyers abroad is whether a flat here leads to a Turkish passport. On its own, a unit priced around $257,000 does not: the citizenship route requires property worth at least $400,000, held for three years. The deed can, however, support a residence permit application, decided case by case by the immigration authority.
If La Mer Dragos is on your list, ask us for the floor plan and video of the flat we have, or tell us the layout you want and we will check what else is available in the towers.
